Camp Bay · The East End

The west is built. The east is the opportunity.

Development crowds Roatán’s west — West Bay, West End, Sandy Bay. Camp Bay, in the Santos Guardiola municipality on the island’s east, is the largest, quietest, least-developed stretch of coast on Roatán: miles of white sand on the Mesoamerican Barrier Reef, priced well below the west.

  • Up to 3× West Bay beachfront pricing vs. the East End — the gap is the opportunity. As the East End develops, its pricing is expected to catch up over the next 3–5 years.
  • Getting closer A municipal road upgrade is improving east–west connectivity toward Camp Bay and Port Royal.
  • Sheltered from storms Roatán’s western Caribbean position and fringing reef have kept direct major storm hits rare — two recorded in 100 years, the last Hurricane Mitch in 1998.
  • Clear title for foreigners Decree 90-90 permits direct foreign title on residential land; a Honduran corporate structure removes the size cap on larger acquisitions.

What We’re Building

Lots, condos, hotels — and a cruise port.

Thirty-five projects across Roatán, anchored in Camp Bay and the East End, in five categories. Not one headline bet — a whole stretch of coastline being built out at once: homes to live in, places to stay, and the port, marina, and airfield that connect them.

The Homes · Roatan Caribbean Living

Built by the team that holds the land.

Scott Miller is a U.S.-trained structural engineer and fourth-generation builder, and his RCL crews — 1,000+ workers active on the island — build the homes Latitude 16 places capital behind. This is their work at Camp Bay Estates, on the hill above Camp Bay.
